Vandiver Heating & Air
A two-lane road running north out of a small town through rolling wooded country toward a distant ridge.

Where We Work

Ten towns, and this is the whole list. We would rather say no on the phone than take a job forty minutes past where we can get back to you.

Heating and air is genuinely not the same job across all ten — the housing era, the heating fuel, which office issues the permit and what the drive actually costs us all change over a county line. Where we could not say something specific and true about a town, we left it off the list rather than pad it out.

  • Woodstock

Cherokee County · where the shop is

Forty-three percent of the housing here went up between 2000 and 2009, the median year built is 2005, and only about seven percent of it predates 1980.

  • Canton

Cherokee County · 16 min from the shop

The airport on the edge of town is the published weather station for county-level heating and cooling design conditions, and its numbers are not Atlanta's.

  • Holly Springs

Cherokee County · 11 min from the shop

Under four percent of the homes here were built before 1980, the median year built is 2009, and the largest single decade is 2010 to 2019.

  • Ball Ground

Cherokee County · 26 min from the shop

Sixty-seven percent of households inside the city limits heat with utility gas.

  • Waleska

Cherokee County · 27 min from the shop

Across this ZIP, eight and a half percent of households heat with utility gas, thirty percent with bottled gas, and sixty percent with electricity.

  • Jasper

Pickens County · 38 min from the shop

Under the energy code Georgia actually enforces for residential work, this is the only county in the whole north-metro group placed in climate zone 4A.

  • East Cobb

Cobb County · 29 min from the shop

This is unincorporated county with no municipal government of its own; a cityhood referendum was defeated in May 2022 by roughly seventy-three percent to twenty-seven.

  • Marietta

Cobb County · 17 min from the shop

A third of the homes here were built before 1980 and the median year built is 1987, against 2005 up in our own town.

  • Roswell

Fulton County · 26 min from the shop

The city's local historic district overlay covers about six hundred and forty acres and a certificate of appropriateness is required for material changes to the exterior of a property inside it.

  • Alpharetta

Fulton County · 29 min from the shop

This city publishes its mechanical permit fees openly: replacing a furnace and replacing a compressor are fifty dollars each, a whole-house single-family system is a hundred, miscellaneous duct work is fifty, with a fifty-dollar minimum on any permit.

Drive times are free-flow routing with no traffic model in them. Treat every one as a floor, not a promise.

Two service vans parked nose-out on a gravel lot at the end of the day, a shop bay door half open behind them.

Tell us what it's doing and we'll come look.

Three questions, an address, and a photo of the model plate if you can safely get one.
